Article  XVIII - CABIN OWNERS

The following rules and regulations are designed to create an environment in which all the cabin owners can maximize enjoyment of their cabins and the various common areas, such as the pool, spa, and tennis court recreational areas. It is also the intent of these rules and regulations to create a serene and safe environment for our families, children, neighbors, and guests. When in doubt, common sense and courtesy prevail.

Pool and Spa

1. The pool and spa area will be open seven days a week from 6:00 a.m. to 10:00 p.m. No excessive noise is permitted before 10:00 a.m. and after 9:00 p.m., including loud talking or laughter or any other noise that would disturb nearby residents.

2. All persons using the pool and spa do so at their own risk. The Association assumes no responsibility for any accident or injury in connection with such use, or for any loss or damage to personal property. Please be advised that there is no lifeguard on duty and residents will be responsible for the actions of themselves and their guests.

3. The following are not allowed in the pool and spa area: bicycles, skateboards, any wheeled toys, glass containers, or other breakable or sharp objects. All glass and/or breakable items are strictly prohibited.

4. No diving or jumping is permitted in the pool or spa. Running is not permitted in the pool and spa area. Climbing on gates and fences is not permitted.

5. Pets are not allowed in the pool and spa area at any time.

6. Association furniture, equipment, and other property must not be removed from the pool and spa area.

7. Stereos, radios, televisions, and similar electronic equipment are only to be used with headphones when in the pool, spa, and tennis court area.

8. Residents using the pool and spa are responsible for depositing trash and cigarettes in appropriate receptacles. Residents are responsible for cleaning up any area they use.

9. Intoxicated individuals are not allowed in the pool and spa area. Persons with infectious diseases are not allowed in the pool and spa.

10. Bobby pins and hair pins are not to be worn in the pool and spa.

11. All residents must shower before using the pool and spa and must wear swimwear. Children wearing diapers are not allowed in the pool.

12. All gates must remain locked at all times. Special care should be taken to ensure compliance to this rule for the safety of small children. Use your key, do not climb over fences.

13. Any damage to equipment or association property in the pool and spa area should be promptly reported to Association Management.

14. Children under fourteen (14) years of age must be accompanied at all times in the pool area by a responsible adult eighteen (18) years of age or older. Children under fourteen (14) years of age are not allowed in the spa and spa area.

15. Guests may only use the pool in the presence of a cabin owner. Residents must use good judgment in the number of guests using the pool and spa area at any one time. Cabin owners will be responsible for all conduct and behavior of guests. The Cabin owners Association is to be given two (2) weeks advance notice prior to the date when the cabin owner is going to have greater than six (6) guests in the pool and/or spa area.

16. The pool and spa area is for your enjoyment. Good judgment is to be exercised while using the area. The "Buddy System" is recommended to be used by swimmers. For safety reasons, no one should swim alone. Caution should be exercised when using the Jacuzzi for periods of time greater than ten (10) minutes, or if you have high blood pressure, or if you are pregnant. Long exposure in the spa may result in nausea, dizziness or fainting. Use of the spa while under the influence, of alcohol, narcotics, drugs, or medicines may lead to serious health consequences. Warning signs will be posted.

Noise

1. Loud and disturbing noise of any kind will not be tolerated. This includes televisions, and stereos.

2. Stereos and televisions are to be kept at a level which does not interfere with your neighbors. Noise is considered to be too loud if it can be heard by your paired or adjacent neighbor.

Exterior Attachments

1. Outside television, radio, CB or similar type antennas are not permitted.

2. Nothing may be attached to the exterior of the units except as it wholly conforms to the Architectural Guidelines.

Tenants

1. All owners who lease their unit must provide the Association Management with the tenant information form showing that the tenants received a copy of the rules and regulations.

2. Tenants are to abide by the rules and regulations.

Use of Units

1. Units shall be used for single family residence only. Commercial or business activity is limited to professional occupations and are to be carried out solely within a unit. Business activity is not to be conducted on the exterior of the unit.

2. No resident shall engage in any activity upon the property which is in violation of any law, ordinance, statute, rule or regulation of any county state or federal body.

Architectural

1. All materials and furnishings shall be in compliance with SOLAS 2010.

2. Any additions or changes to the units must be submitted for review and approval to the Architectural Committee.

Balconies

1. Balconies may be added to some units subject to approval by the Architectural Committee.

Open Houses

1. The open house must be occupied by the owner or owners agent. An owners agent is limited to one open house at any time.

2. Specific procedures for enforcing these rules and regulations and appropriate violation consequences will be established by the Board of Directors.
